Buying in Ashbury

Buy a home in Ashbury with people who know the streets

Tours on evenings and weekends, honest notes on every house, and offers based on what homes nearby actually sold for. First home or fifth.

How it works

From first call to keys in hand

Most of our buyers find their home in 30 to 60 days. Here's how.

  1. Step 1: A first conversation

Coffee or a call: what you need, what you can spend and when you want to move. We connect you with local lenders.

  2. Step 2: Search and tour

Alerts for new homes the day they list, tours on evenings and weekends, and straight talk about each house.

  3. Step 3: Offer and negotiate

We pull recent sales, help you set price and terms and present your offer so sellers take it seriously.

  4. Step 4: Inspect and close

We schedule inspections, negotiate repairs and walk you through closing day. Then you get the keys.

Questions

Questions buyers ask

Do I need to be pre-approved before we look at homes?

It's not required for a first tour, but in Ashbury the best homes often get offers in the first weekend. A pre-approval letter lets you act the same day. We can introduce you to two or three local lenders.

How much does it cost to work with a buyer's agent?

Before we tour, we sign a short buyer agreement that states our fee in writing. In many sales the seller offers to cover some or all of it. We explain your options on the first call, so there are no surprises at closing.

How long does it take to buy a home here?

Most of our buyers find a home within 30 to 60 days of starting to look. From accepted offer to closing usually takes 30 to 45 days.

Can you help if I'm moving from out of state?

Yes. Emily runs live video tours, sends neighborhood notes and can handle most of the process remotely. Many of our relocation clients see their home in person for the first time at the final walk-through.

What should I offer on a home?

We pull recent sales for that street and that kind of home, then talk through how competitive the listing is. You decide the number; we make sure it's based on real data, not guesswork.
